FROM EMPTY GREENSPACE TO ARCHITECTURAL ESCAPE

By transforming a vast, underutilized suburban lawn into a multi-tiered luxury estate, this project redefined the potential of open space. The design overcomes significant grade challenges through strategic engineering, delivering a high-performance backyard that serves as a private family getaway and the ultimate venue for hosting.

The Execution

The mastery of Starfire lies in its ability to manage complex elevations. Utilizing a comprehensive 2D and 3D design-build protocol, every square foot was engineered for proper drainage and seamless flow. The result is a curated environment where sophisticated stonework inlays and artisanal timber structures coexist with lush, full-scale greenery.

PROPERTY FEATURES

THE AQUATIC CENTER

The custom in-ground pool serves as the anchor of the estate, elevated by two sheer-descent water features integrated into Raffinato and Borealis stone steps. This technical stone placement creates a rhythmic, cascading soundscape that provides acoustic privacy throughout the property.

ARCHITECTURAL PAVING

The ground plane features Techo-Bloc Blu Grande slabs in Café Crema, accented by high-contrast Chestnut Brown textured borders. Intricate herringbone inlays were strategically placed to define different “outdoor rooms,” transitioning the eye from the lounge area to the custom putting green.

TIMBER & STRUCTURE

A two-tier pressure-treated deck provides the primary transition from the home, leading to a custom Cedar Pergola and a modern pool shed. These vertical elements provide architectural shade and dedicated storage.

ATMOSPHERIC LANDSCAPING

The property comes alive at night through a complex network of low-voltage pathway, up, and undermount lighting. This glow highlights the “soft side” of the build—a curated mix of European Hornbeam columnar trees and lush perennial garden beds that soften the transition between the guillotined armor stone retaining walls and the Kentucky Blue Grass sod.
